How to keep linens ready between bookings in a rural guesthouse

Sheets and towels ready from one check-out to the next: how many sets to keep, wash in-house or outsource, and how to survive August.

In a rural guesthouse or agroturismo in the Empordà, changeover day is the tense one. One family leaves at 11:00, another arrives at 16:00, and in between the beds have to be spotless. Bed linen and towels are almost always the tightest part.

The window between check-out and check-in is short

In high season you have four or five hours to empty, clean and set the house up again. And it’s not just the beds: there are bathrooms, a kitchen, floors. If the linen depends on a home washer that takes two hours per load, then still needs drying and ironing, it becomes the bottleneck of the whole day.

How many linen sets to keep in stock

The rule of thumb is simple: 2 or 3 sets per bed.

  • One on the bed.
  • One in the wash or drying.
  • One spare, in case the changeover overlaps or something gets stained.

With two sets you’re cutting it fine; with three you sleep easy even if a guest checks out late or the next one arrives early.

Wash in-house or outsource?

Washing at home looks free, but it costs time and space:

  • Drying: in the heat of August, with sea humidity, sheets are slow to dry and towels pick up a smell.
  • Ironing: a well-pressed duvet cover is what sets a well-kept house apart from an ordinary one.
  • Capacity: a home washer can’t keep up with several beds on the same day.

Outsourcing the laundry gives you back the hours of changeover day for what really matters: getting the house ready and looking after the guest.

Renting linen so you don’t tie up cash

If you’d rather not fill cupboards with sheets, linen rental is an option: you receive the sets washed and pressed, use them and send them back. You don’t tie up cash in textiles or worry about replacing what wears out.

In high season, plan your buffer

In July and August it’s forward planning that saves the day. Count out your spare sets the night before and set up a fixed pick-up and delivery, so the clean linen arrives before the next check-in and you’re not left relying on luck.
